RENTAL AGREEMENT
The Preston Memorial Community Building of the First
United Methodist Church of Manor, hereinafter referred
to in this document as the Community Building. located at 31 Atlantic Ave. in
Manor, Pa., agrees to rent the Community Building to
___________________________, Hereinafter referred to as the Lessee, upon the
following conditions:
1. The Lessee shall be entitled to use the Community Building
on_____________(date), from the hours of
_____m. until ________m.
2. The Lessee.______________(name) of ___________
(address). And _______________(phone) shall be personally liable for the damage
deposit and any damages occurring to the building in the event the building is
leased to a group, association, club or corporation.
3. Lessee acknowledges that he/she/ they are familiar with the attached rules
and regulations and agrees to abide by the same.
4. Lessee agrees and understands that no alcoholic beverages shall be possessed
or consumed upon the premises or within the Community Building.
5. The Lessee shall be responsible for all damages to the Community Building
caused by any of the occupants of the Community Building during the time it is
leased by thee Lessee. The Lessee shall clean up the Community Building deliver
the premises to the Lessor in the same condition it was at the time of
occupancy. In the event the Lessee claims that the damage to the Community
Building occurred prior to the time of Lessee occupancy, the Lessee shall report
such damage Lessor or designate shall inspect the Community Building following
the termination of use by the Lessee and shall either approve the condition of
the building or set forth the items which require a reduction in the refund of
the damage deposit.
6. At the time the Lessee reserves the building, a reservation deposit of $25.00
shall be paid. The reservation fee (less deposit) plus a $100.00 security
deposit shall be paid at least one week prior to the date of use and no later
than the time that this rental agreement is entered into. In the event the
premises are redelivered to the Lessor in the same condition as at the beginning
of occupancy , the $100.00 security deposit shall be returned to the Lessee. The
amount of the security deposit shall in no way limit the liability of the Lessee
for damages caused to the premises during the occupancy by the Lessee. The
Lessor or designate shall determine the cost to repair any damage incurred, and
he amount of the security deposit, if any to be returned to the Lessee.
7. The Lessee shall be responsible for the cleaning and the condition of the
Community Building. The duties and responsibilities of the Lessee shall be set
forth on an attachment to this agreement and complete compliance with those
duties and responsibilities of the Lessee shall satisfy the requirements of this
paragraph. The Lessor will inspect for cleanliness and perform minor cleaning
after each building rental. Any further required cleaning shall be charged to
the Lessee at the rate of $15.00 per hour.
8. This agreement shall be signed by both parties at least six weeks prior to
the date to be leased. The reservation fee shall be paid at the time of the
execution of this agreement and shall be nonrefundable in case of cancellation
by the Lessee. The key to the Community Building may be picked up on the day
prior to the rental date. The key shall be deposited in the drop box immediately
upon completion of the lease and cleanup responsibilities.
9. Lessee shall use the Community Building for lawful purposes only and shall
observe all city ordinances in connection with using the building.
10. Smoking is prohibited in the building but is permitted outdoors in the area
provided at the butt containers. Butts found on the ground will reduce the
security deposit refund.
11. The Lessee hereby acknowledges, understands, and agrees to observe the use
of the building. and to comply with all City Ordinances, State Laws, and this
agreement.
12. Use of the Community Building shall not extend to the use of other church
facilities.
13. The Lessee shall indemnify and hold the Lessor harmless from any such
liabilities, loss, or damages of any kind including the cost of legal defense.
The undersigned Lessee understands that any liability insurance coverage of the
First United Church of Manor shall not extend to the Lessee or any guests or
invitees of the Lessee.
14. The parties hereto understand that the use of the Community Building is a
privilege and not a right of all city residents or nonresidents. Lessor reserves
the right to refuse or terminate use of the building where abuse of the lease
(if any) occurs. Such refusal or termination to be in the best interest of the
Lessor.
15. The temperature of the Community Building will be set at 70 degrees at the
time of lease, unless a different temperature is requested.
16. The temperature of the building shall be set at 55 degrees at departure.

CLEANING AND VACATING INSTRUCTIONS
1. Bring an adequate supply of trash/garbage bags, dishrags & towels, rags or
paper towels, dishwashing liquid, SOS pads and 409 or equivalent cleaner.
2. Dust mops, brooms, dustpans, mops bucket and a ladder are located in the
utility room. Do Not stand on chairs for any reason. Use ladder.
3. Remove all decorations, table covers and tape to secure same.
4. Bag all trash & litter, and deposit bags in trash cans next to the building
as you exit left. Break down boxes flat before putting in trash cans.
5. Sweep all litter and debris from floor. Don't use dust mops on wet floors.
6. Wipe and clean all tabletops, counter tops, & sink inside.
7. Remove all items brought into the building. Your security deposit will be
held if any thing is left in building.
8. Carry tables, don't drag across the floor.
9. Remove floor stains with a wet mop and plain water.
10. Turn both thermostats to 55 degrees before leaving the building.
11. Turn off all lights (rest rooms, ceiling, and kitchen lights). Turn off
foyer lights when leaving the building.
12. Lock both sets of outside doors. A key box in the foyer is provided for
leaving the key after assuring all doors are secured. The side door will lock
and provide final exit.
13. Report any damage or malfunction.
Violation of the above procedure will result in the loss of some or all of your
security deposit and/or use of the building in the future.
